Investment Loans
It is a myth that investment loans cost more than normal residential housing loans. Investment loans can be obtained at the same rates as owner occupier housing loans. Our lending model involves structuring the owner occupier loans with several line of credits to ensure that private debt (non-tax deductable) and investment debt (tax deductable) is clearly separated. This will ensure a minimization of accounting fees when tax time comes around. We also provide our clients with free depreciation schedules with every investment loan to enable every deductable dollar to be claimed back on the annual tax return.
Best Rates
Often it is possible to get up to a 1% discount off the standard variable rate if an investment portfolio is structured correctly. When an investor is starting out it is possible to achieve a 0.70% discount with the various packages that are available with the banks. These packages cost around $395 per annum but are well worth it as they include:
A fee free credit card (annual fee waived), award programs, fixed rate discounts, free property valuations, and no account keeping fees on transaction accounts. Note that all banks have different packages, some better than others, so it is important to consult with one of our Residual Wealth consultants to find out the current best offer to maximize your savings.
Lo-doc finance is often expected to be expensive. We are currently offering lo-doc loans at very similar rates to full-doc loans.
